Location and access

Nad Al Sheba Gardens lies inland, south-east of Downtown, near the Meydan racecourse and MBR City. Downtown is about 15 minutes by car, DXB airport about 20 minutes. Al Ain Road and Sheikh Mohammed bin Zayed Road get you anywhere quickly. There is no metro.

What makes the community

Nad Al Sheba is a traditional area that for a long time was home mainly to Emirati families. Since the early 2020s Meraas has been developing a modern villa community here in several phases, also open to foreign buyers. The houses are contemporary in design, with open layouts, gardens and in some cases private pools; parks, playgrounds and shared spaces lie between the neighbourhoods.

Living in Nad Al Sheba Gardens

  • Families: Parks, playgrounds and pools in the community, schools in the surrounding area.
  • Peace and quiet: Less traffic than in the dense districts, yet central.
  • Shopping: Facilities in the community and in Meydan; large malls in Downtown and Festival City.

Buying a villa in Nad Al Sheba Gardens

On offer are townhouses and villas, mostly with three to five bedrooms – some ready, some in new phases sold off-plan. Because the community is new, finishes meet current standards.

  • Phase and position: Proximity to parks and community facilities, distance from main roads.
  • House type: Townhouse or detached villa – this determines the target group.
  • Completion: How finished will the neighbourhood be at handover?

How buying in Nad Al Sheba Gardens works

In Nad Al Sheba Gardens you mostly buy villas or townhouses – ready and second-hand, or new from the developer:

  • Ready house: viewing, sale agreement in line with RERA (Form F) with a deposit of usually 10 percent, a no objection certificate (NOC) from the developer and transfer at a Registration Trustee. For ready houses, budget around 6.5 percent in buying costs. Many villas are worth more than AED 2 million and therefore qualify for the Golden Visa.

Running costs as an owner in Nad Al Sheba Gardens

With a house, some typical costs come on top of the usual items:

  • Service charges: for roads, green spaces, security and community facilities. The approved rates are listed in the Service Charge Index of the Dubai Land Department.
  • Electricity and water: via DEWA; noticeably higher for large houses with pool and garden than for apartments, especially in summer.
  • Garden, pool and air conditioning: regular care and servicing are a must if the house is to keep its value.
  • Housing fee: 5 percent of the annual rental value via the DEWA bill – paid by the tenant if you let.
  • Ejari: registration of every tenancy contract, AED 177.75 via Dubai REST.

A visa through your property

With a property in Nad Al Sheba Gardens you may also be able to get a residence visa:

  • Golden Visa: ten years of residence if your properties in Dubai are worth at least AED 2 million in total – also with a mortgage or, under certain conditions, off-plan.
  • Investor visa: a shorter visa for owners who don’t reach the Golden Visa threshold.
