Location and access
Jumeirah Park lies in new Dubai, behind JLT and right next to Jumeirah Islands. The Marina and the free zones are a few minutes away, Downtown about 25 minutes. Sheikh Mohammed bin Zayed Road and Sheikh Zayed Road provide good connections. Other neighbours are Discovery Gardens and Al Furjan and Jumeirah Golf Estates.
What makes Jumeirah Park
Nakheel built Jumeirah Park in the late 2000s and early 2010s as a spacious villa community. What stands out are the plots: comparatively large for Dubai, leaving room for a garden, pool and later extensions. The villas come in several basic types and styles, from classic to more modern, each with three to five bedrooms. Parks and playgrounds lie between the neighbourhoods.

In Jumeirah Park you buy ready villas second-hand. There are practically no new builds. Many houses are in original condition; others have been extended or modernised.

- Plot size and position: Corner plots and houses by a park are more in demand.
- Villa type: Layout and number of bedrooms determine which families you’ll attract as tenants.
- Additions: Many houses have a pool, garden house or extensions – check the approvals.
- Condition: Have the air conditioning, pipes and roof inspected before buying.
How buying in Jumeirah Park works
In Jumeirah Park you mostly buy villas or townhouses – ready and second-hand, or new from the developer:
- Ready house: viewing, sale agreement in line with RERA (Form F) with a deposit of usually 10 percent, a no objection certificate (NOC) from the developer and transfer at a Registration Trustee. For ready houses, budget around 6.5 percent in buying costs. Many villas are worth more than AED 2 million and therefore qualify for the Golden Visa.

- Overrating original condition: An unrenovated house looks cheap but often needs modernising.
- Taking on unapproved extensions: Ask to see the approvals for extensions and pools.
- Ignoring position in the district: Houses on main roads or near surrounding construction sites let less well.
Running costs as an owner in Jumeirah Park
With a house, some typical costs come on top of the usual items:
- Service charges: for roads, green spaces, security and community facilities. The approved rates are listed in the Service Charge Index of the Dubai Land Department.
- Electricity and water: via DEWA; noticeably higher for large houses with pool and garden than for apartments, especially in summer.
- Garden, pool and air conditioning: regular care and servicing are a must if the house is to keep its value.
- Housing fee: 5 percent of the annual rental value via the DEWA bill – paid by the tenant if you let.
- Ejari: registration of every tenancy contract, AED 177.75 via Dubai REST.
