Al Furjan and Discovery Gardens: affordable living with a metro

A metro on the doorstep, Ibn Battuta Mall round the corner and prices below Marina level: what Al Furjan and Discovery Gardens offer investors and families.

In short: Al Furjan and Discovery Gardens lie side by side between the Marina and Jebel Ali, near Ibn Battuta Mall. Discovery Gardens offers older, affordable apartments in low-rise buildings; Al Furjan a mix of villas, townhouses and newer apartments. Both have metro stations and appeal to mid-budget tenants.

Location and access

The two districts lie south-west of the Marina, between Sheikh Zayed Road and Sheikh Mohammed bin Zayed Road. Dubai Marina is about ten minutes away, Downtown about half an hour. The metro line to Expo City has stations in Discovery Gardens and Al Furjan. Neighbours are Jumeirah Park, Jumeirah Golf Estates and Jebel Ali.

Two districts, two characters

Discovery Gardens

Discovery Gardens was built by Nakheel in the 2000s: low-rise residential buildings in clusters themed around gardens, with lots of greenery in between. The apartments are comparatively affordable and a classic entry point for tenants on a small budget.

Al Furjan

Al Furjan is younger. Nakheel built villas and townhouses here, and other developers numerous new apartment buildings. The district is family-friendly, with parks, a shopping centre and schools nearby.

Living in Al Furjan and Discovery Gardens

  • Metro: Unusually well connected for inland districts.
  • Ibn Battuta Mall: A large shopping centre whose sections are modelled on the travels of the explorer Ibn Battuta.
  • Families: Parks, playgrounds and schools in Al Furjan and the surrounding area.
  • Atmosphere: Quiet, down-to-earth, multicultural.

Buying property

In Discovery Gardens you buy ready apartments from the 2000s. In Al Furjan there are ready villas and townhouses as well as new apartment projects, some off-plan.

What matters

  • Metro proximity: Buildings near the stations let better.
  • Developer: Several developers build in Al Furjan – check the quality.
  • Condition: In Discovery Gardens, watch out for renovation needs.
Straight talk: These districts aren’t about prestige but about solid rental income: low entry prices, a metro, a mall – exactly what many mid-budget tenants look for.

How buying in Al Furjan and Discovery Gardens works

In Al Furjan and Discovery Gardens there are ready properties as well as projects under construction. The process differs:

  • Ready property: sale agreement in line with RERA (Form F) with a deposit of usually 10 percent, a no objection certificate (NOC) from the developer, then payment and transfer at a Registration Trustee of the Dubai Land Department. Details in our guide Buying a ready property.
  • Off-plan: reservation, purchase agreement with the developer (Sale and Purchase Agreement), registration in the interim register Oqood and payments according to construction progress into an escrow account. On handover you receive the title deed. Details in our guide Buying off-plan in Dubai.

For ready properties, budget around 6.5 percent in buying costs; for off-plan mainly the 4 percent registration fee. Both can be done from abroad – with video viewings and a power of attorney.

Running costs as an owner in Al Furjan and Discovery Gardens

After buying an apartment, these are the main ongoing costs:

  • Service charges: for maintenance, security, pools and common areas, calculated by the size of your unit. The approved rates for each building are listed in the Service Charge Index of the Dubai Land Department.
  • Electricity and water: via the utility DEWA; many buildings add a separate charge for district cooling.
  • Housing fee: 5 percent of the annual rental value, billed through the DEWA account. It is paid by whoever lives in the home – so by your tenant if you let it.
  • Ejari: every tenancy contract is registered; via the Dubai REST app this costs AED 177.75.
  • Management: if you aren’t on site, a property manager handles letting and upkeep for a fee.

A visa through your property

With a property in Al Furjan you may also be able to get a residence visa:

  • Golden Visa: ten years of residence if your properties in Dubai are worth at least AED 2 million in total – also with a mortgage or, under certain conditions, off-plan.
  • Investor visa: a shorter visa for owners who don’t reach the Golden Visa threshold.
