In short: As a foreigner, you can open a bank account in Dubai – much more easily with a visa and Emirates ID than without. Each bank sets its own requirements. The key is being able to fully document where your money comes from.
Why a bank account in Dubai makes sense
Of course, you can pay many things from your account at home. But an account in Dubai makes life as an owner much easier:
- Rent comes in directly in dirhams – without currency conversion and international fees on every payment.
- You can pay service charges, electricity and water conveniently on the spot, often by direct debit.
- For many official procedures and contracts, a local account is simply more practical.
Two routes to a bank account in Dubai
1. With a visa and Emirates ID
If you have a UAE residence visa – for example the Golden Visa or the investor visa through your property – and an Emirates ID, resident accounts are open to you. This is the easiest route and gives you the most options.
2. As a non-resident
Some banks in the UAE also offer accounts for non-residents without a visa. The requirements are usually stricter, and higher minimum balances often apply. What exactly is required differs from bank to bank.
Which documents banks typically want
Every bank has its own list. Typically, you should have these documents ready:
- passport
- with a visa: residence visa and Emirates ID
- proof of your home address
- statements from your current bank account
- proof of income and of where your money comes from
How to avoid the back-and-forth
- Visa first, then the account: If a visa through your property is an option, open the account afterwards.
- Gather the documents in advance: Have all proof ready, digital and complete, before you book the appointment.
- Compare conditions: Minimum balances and fees differ considerably between banks.
- Fit the appointment into your trip: Most banks want to see you in person once. Plan the appointment during your trip to Dubai – we’ll coordinate it with you.
- Allow time: The bank’s checks can take a while. So don’t leave the account until just before the first rent payment.

FAQ
Do I need a visa for an account in Dubai?
Not necessarily. Some banks offer accounts for non-residents. With a visa and Emirates ID, however, it is much easier.
Can I buy the property without an account in Dubai?
Yes. You don’t need an account in Dubai for the purchase itself. But it makes life as an owner easier, for example with rent and service charges.
Can I open the account from abroad?
Usually not entirely. Most banks want to see you in person once. Often an appointment during your trip to Dubai is enough; you can do the rest online.
Can I get a mortgage as a non-resident?
That is a question of financing rather than the account – but yes, at some banks. For buyers who don’t live in the UAE, banks set their own limits. Mashreq Bank, for example, finances up to 50% of the market value for them.
