Damac Lagoons: Mediterranean-style townhouses by the lagoons

In short: Damac Lagoons is a new community by Damac near Damac Hills. Townhouses and villas sit by man-made lagoons with sandy beaches, and the individual clusters are named after Mediterranean places. A large share was sold off-plan, and many phases are currently being handed over.

Location and access

Damac Lagoons lies inland on Al Qudra Road, right by Damac Hills and not far from Arabian Ranches and Tilal Al Ghaf. Downtown and the Marina are about 25 to 30 minutes away. There is no metro.

The concept: the Mediterranean in the desert

Damac has divided the community into clusters named and designed after well-known Mediterranean places – such as Santorini, Costa Brava, Portofino or Malta. At its heart are man-made lagoons with sandy beaches, water features and leisure areas. The idea: a holiday atmosphere in everyday life.

Living in Damac Lagoons

  • Water: Lagoons with beaches in the middle of the community.
  • Families: Pools, playgrounds and sports areas; schools in Damac Hills and Arabian Ranches.
  • A community in the making: Many phases have only just been handed over, and infrastructure is growing.
  • Mobility: Difficult without a car.

Buying a house in Damac Lagoons

On offer are mainly townhouses with three to five bedrooms and some villas. Besides units directly from the developer, more and more ready second-hand houses are being offered by buyers who got in off-plan.

What matters

  • Cluster and position: Houses on the lagoons are more in demand than those in the second row.
  • Handover status: How finished is the neighbourhood? Are the lagoons already operating?
  • Build quality: Inspect thoroughly at handover and document defects (snagging).
  • Supply: Many units are coming onto the rental market at the same time.
Caution: In large new communities, many houses are completed and let at the same time. That can dampen rents in the first few years – plan for it.

How buying in Damac Lagoons works

In Damac Lagoons you mostly buy from the developer, i.e. off-plan. This is how it works:

  1. Reservation: a reservation fee secures the unit.
  2. Purchase agreement: you sign the Sale and Purchase Agreement with the developer. Ask to see all fees, the payment plan and the planned handover date.
  3. Oqood: the purchase is entered in the interim register of the Dubai Land Department; the 4 percent registration fee is due at this point.
  4. Payment plan: you pay in instalments according to construction progress into a protected escrow account.
  5. Handover: after completion you inspect the unit, pay the final instalment and receive the title deed.

Running costs as an owner in Damac Lagoons

With a house, some typical costs come on top of the usual items:

  • Service charges: for roads, green spaces, security and community facilities. The approved rates are listed in the Service Charge Index of the Dubai Land Department.
  • Electricity and water: via DEWA; noticeably higher for large houses with pool and garden than for apartments, especially in summer.
  • Garden, pool and air conditioning: regular care and servicing are a must if the house is to keep its value.
  • Housing fee: 5 percent of the annual rental value via the DEWA bill – paid by the tenant if you let.
  • Ejari: registration of every tenancy contract, AED 177.75 via Dubai REST.

A visa through your property

With a property in Damac Lagoons you may also be able to get a residence visa:

  • Golden Visa: ten years of residence if your properties in Dubai are worth at least AED 2 million in total – also with a mortgage or, under certain conditions, off-plan.
  • Investor visa: a shorter visa for owners who don’t reach the Golden Visa threshold.

Typical mistakes when buying in Damac Lagoons

  • Skipping the inspection: A thorough defect check (snagging) is part of every new-build handover – ideally with professionals.
  • Calculating with brochure rents: Use realistic rents from houses already handed over in the community.
  • Choosing a cluster by its name: What counts is the position relative to the lagoon, the house type and the completion status, not the theme.
