Location and access
Damac Hills sits on Al Qudra Road and Umm Suqeim Street, right next to Arabian Ranches and Motor City. Downtown and the Marina are each about 25 minutes away. Damac Hills 2 lies much further out in Dubailand, around 35 to 40 minutes from the centre. Neither community has a metro.
Two communities, two price brackets
Damac Hills
Damac Hills, formerly known as Akoya, is built around a championship golf course by Trump International. There are large villas on the golf course, townhouses, apartment buildings, parks, sports facilities and schools. The community is divided into many neighbourhoods.
Damac Hills 2
Damac Hills 2, formerly Akoya Oxygen, is a large community with many compact townhouses at comparatively low prices, plus leisure facilities such as lagoons and sports areas. Because of the distance to the centre, it mainly appeals to budget-conscious families.

- Shopping: Shops within the community, larger malls in the surrounding area.
- Distance: Especially in Damac Hills 2 a car is essential.
Buying property
In Damac Hills you’ll find villas, townhouses and apartments, both ready and in new phases. In Damac Hills 2 townhouses dominate. Damac regularly launches new projects, often with payment plans.

- Community and neighbourhood: Damac Hills and Damac Hills 2 are two very different markets.
- Golf view: A clear value driver in Damac Hills.

How buying in Damac Hills works
In Damac Hills you mostly buy villas or townhouses – ready and second-hand, or new from the developer:
- Ready house: viewing, sale agreement in line with RERA (Form F) with a deposit of usually 10 percent, a no objection certificate (NOC) from the developer and transfer at a Registration Trustee. For ready houses, budget around 6.5 percent in buying costs. Many villas are worth more than AED 2 million and therefore qualify for the Golden Visa.
Running costs as an owner in Damac Hills
With a house, some typical costs come on top of the usual items:
- Service charges: for roads, green spaces, security and community facilities. The approved rates are listed in the Service Charge Index of the Dubai Land Department.
- Electricity and water: via DEWA; noticeably higher for large houses with pool and garden than for apartments, especially in summer.
- Garden, pool and air conditioning: regular care and servicing are a must if the house is to keep its value.
- Housing fee: 5 percent of the annual rental value via the DEWA bill – paid by the tenant if you let.
- Ejari: registration of every tenancy contract, AED 177.75 via Dubai REST.

A visa through your property
With a property in Damac Hills you may also be able to get a residence visa:
- Golden Visa: ten years of residence if your properties in Dubai are worth at least AED 2 million in total – also with a mortgage or, under certain conditions, off-plan.
