Business Bay: buying an apartment on the Dubai Water Canal

In short: Business Bay lies right next to Downtown and is one of the most important districts for investors. A planned office district has turned into a lively mix of residential towers, hotels and offices along the Dubai Water Canal. Location and access
Business Bay borders Downtown Dubai directly to the north and east. The boundary is fluid: from many towers you can see the Burj Khalifa, and Dubai Mall is just minutes away. The Creek runs along the north, and to the west the Dubai Water Canal opens towards the sea. Across Al Khail Road, Al Quoz and Ras Al Khor begin.
- Metro: Business Bay station on Sheikh Zayed Road is at the edge of the district.
- Car: Sheikh Zayed Road, Al Khail Road and Al Ain Road are minutes away. DXB airport is around 15 to 20 minutes.
- Water: Water taxis and abras run on the canal.
From office district to residential district
Business Bay was planned in the mid-2000s as the “Manhattan of Dubai”: a central business district along an extension of the Creek. The master developer was Dubai Properties, and numerous developers built here. After the 2008 financial crisis many plots stood empty for a long time. Only with the opening of the Dubai Water Canal in 2016, which extends the Creek through Business Bay to the sea, did the district take on its current face – with promenades, bridges and waterfront towers.
Today more people live here than work in its offices. That makes Business Bay a mixed district: business by day, canal-side restaurants in the evening.

Living in Business Bay
By the water
Along the canal runs Marasi Drive with a promenade used for jogging, cycling and walking. Restaurants and cafés line up especially around Bay Avenue and the waterside hotels. One eye-catcher is Al Habtoor City with the La Perle water show; another is The Opus, designed by Zaha Hadid.
Everyday life
- Shopping: Supermarkets in many buildings, with Dubai Mall around the corner.
- Work: Lots of offices in the district itself, with DIFC and Downtown minutes away.
- Families: Schools tend to be in neighbouring districts; Business Bay is mainly popular with professionals and couples.
- Construction: Some parts are still being built – that means noise, but also that the surroundings are becoming more complete and attractive.
Buying an apartment in Business Bay
In Business Bay you buy apartments, from compact studios for investors to large penthouses on the canal, plus hotel residences of well-known brands. The district is one of the hotspots for off-plan projects in a central location, and at the same time there’s a large supply of ready apartments.
What matters
- Position in the district: Apartments on the canal or with a Burj Khalifa view are much more in demand than those facing Al Khail Road or office towers.
- Developer: Because many developers build here, quality varies. Check the developer’s track record and completed projects.
- Supply: Many projects will complete in the coming years. That can put rents under pressure in certain segments – smart selection matters more than the district name.
- Service charges: Higher, especially for hotel residences. Check them in the Service Charge Index of the Dubai Land Department.
How buying in Business Bay works
In Business Bay there are ready properties as well as projects under construction. The process differs:
- Ready property: sale agreement in line with RERA (Form F) with a deposit of usually 10 percent, a no objection certificate (NOC) from the developer, then payment and transfer at a Registration Trustee of the Dubai Land Department. Details in our guide Buying a ready property.
- Off-plan: reservation, purchase agreement with the developer (Sale and Purchase Agreement), registration in the interim register Oqood and payments according to construction progress into an escrow account. On handover you receive the title deed. Details in our guide Buying off-plan in Dubai.
For ready properties, budget around 6.5 percent in buying costs; for off-plan mainly the 4 percent registration fee. Both can be done from abroad – with video viewings and a power of attorney.
Running costs as an owner in Business Bay
After buying an apartment, these are the main ongoing costs:
- Service charges: for maintenance, security, pools and common areas, calculated by the size of your unit. The approved rates for each building are listed in the Service Charge Index of the Dubai Land Department.
- Electricity and water: via the utility DEWA; many buildings add a separate charge for district cooling.
- Housing fee: 5 percent of the annual rental value, billed through the DEWA account. It is paid by whoever lives in the home – so by your tenant if you let it.
- Ejari: every tenancy contract is registered; via the Dubai REST app this costs AED 177.75.
- Management: if you aren’t on site, a property manager handles letting and upkeep for a fee.

A visa through your property
With a property in Business Bay you may also be able to get a residence visa:
- Golden Visa: ten years of residence if your properties in Dubai are worth at least AED 2 million in total – also with a mortgage or, under certain conditions, off-plan.
- Investor visa: a shorter visa for owners who don’t reach the Golden Visa threshold.

Renting out
Business Bay attracts long-term tenants who want to live and work centrally – professionals from DIFC, Downtown and the offices in the district.
