In short: Mudon, Villanova, Serena and Remraam are four residential communities by the government-linked developer Dubai Properties in Dubailand. Mudon and Villanova offer townhouses and villas, Serena Spanish-style townhouses, and Remraam apartments in low-rise buildings. All are family-friendly and cheaper than the well-known golf communities.

Location and access

The four communities lie in Dubailand, around Arabian Ranches, Town Square and Al Qudra Road. Downtown and the Marina are each about 25 to 35 minutes by car. There is no metro.

Mudon

Mudon is an established community of townhouses and villas around a central park with sports areas and running and cycling paths. It’s popular with families looking for greenery and community.

Villanova

Villanova comprises several neighbourhoods of townhouses and villas in modern to Mediterranean style, with pools and parks.

Serena

Serena is a community of Spanish-style townhouses with light façades and shared pools – compact and affordable.

Remraam

Remraam consists of apartments in low-rise buildings with pools and green spaces – an affordable entry point for couples and small families.

Living in the communities

  • Families: Parks, pools and playgrounds, schools in the surrounding area.
  • Peace and quiet: Little traffic within the communities.
  • Shopping: Small community centres; larger shopping centres in Arabian Ranches and Town Square.
  • Mobility: A car is essential.

Buying property

Most houses and apartments are ready; in Villanova and Mudon new phases are occasionally added. Dubai Properties is an established developer that also built JBR and Business Bay.

What matters

  • Community: Mudon and Villanova for houses, Serena for compact townhouses, Remraam for apartments.
  • Position within the community: Proximity to the park and pools.
  • Condition: Have older houses technically inspected.
Straight talk: These four communities are less famous than Arabian Ranches, but for many families they offer exactly the right thing: a house with a garden at a sensible price.

How buying in Mudon, Villanova and Serena works

In Mudon, Villanova and Serena you mostly buy villas or townhouses – ready and second-hand, or new from the developer:

  • Ready house: viewing, sale agreement in line with RERA (Form F) with a deposit of usually 10 percent, a no objection certificate (NOC) from the developer and transfer at a Registration Trustee. For houses a technical inspection of air conditioning, pool, roof and pipes is worth it. Details in our guide Buying a ready property.
  • New build: purchase agreement with the developer, registration in the Oqood register and payments according to construction progress into an escrow account. Details in our guide Buying off-plan in Dubai.

For ready houses, budget around 6.5 percent in buying costs. Many villas are worth more than AED 2 million and therefore qualify for the Golden Visa.

Running costs as an owner in Mudon, Villanova and Serena

With a house, some typical costs come on top of the usual items:

  • Service charges: for roads, green spaces, security and community facilities. The approved rates are listed in the Service Charge Index of the Dubai Land Department.
  • Electricity and water: via DEWA; noticeably higher for large houses with pool and garden than for apartments, especially in summer.
  • Garden, pool and air conditioning: regular care and servicing are a must if the house is to keep its value.
  • Housing fee: 5 percent of the annual rental value via the DEWA bill – paid by the tenant if you let.
  • Ejari: registration of every tenancy contract, AED 177.75 via Dubai REST.

A visa through your property

With a property in Mudon and Villanova you may also be able to get a residence visa:

  • Golden Visa: ten years of residence if your properties in Dubai are worth at least AED 2 million in total – also with a mortgage or, under certain conditions, off-plan.
  • Investor visa: a shorter visa for owners who don’t reach the Golden Visa threshold.
