In short: Dubai Investments Park, or DIP, is a mixed business and residential area in the south-west near Expo City and Jebel Ali. It’s known for the Green Community, an established villa community with lakes and mature trees. New residential projects add to it. With Expo City and the expansion of Al Maktoum Airport, the area is moving more into focus.

Location and access
DIP lies on Sheikh Mohammed bin Zayed Road in south-west Dubai, between Jebel Ali, Al Furjan and Expo City. The metro line to Expo City stops in the area. The Marina is around 20 minutes away, Downtown about 35 minutes.
What defines DIP
Dubai Investments Park was laid out from the late 1990s as a mixed area of industry, business and housing. While large parts are dominated by warehouses and businesses, the Green Community became one of Dubai’s first villa communities with plenty of greenery: houses on lakes, parks and paths under large trees. Today new apartment and townhouse projects add to the offer.

Living in DIP and the Green Community
- Greenery: The Green Community is known for its lakes and mature trees.
- Families: Schools nearby, quiet residential streets.
- Work: Many jobs in DIP and in Jebel Ali.
- Mobility: Metro in the area, otherwise a car.
Buying property
In the Green Community you buy ready villas and townhouses; in the newer projects apartments and townhouses, some of them off-plan.

- Location within the area: Check the distance to industrial and warehouse zones.
- Condition: Houses in the Green Community are older – plan a technical inspection.
- Developer: Check experience on new projects.
How buying in DIP works
In DIP there are ready properties as well as projects under construction. The process differs:
- Ready property: sale agreement in line with RERA (Form F) with a deposit of usually 10 percent, a no objection certificate (NOC) from the developer, then payment and transfer at a Registration Trustee of the Dubai Land Department. Details in our guide Buying a ready property.
- Off-plan: reservation, purchase agreement with the developer (Sale and Purchase Agreement), registration in the interim register Oqood and payments according to construction progress into an escrow account. On handover you receive the title deed. Details in our guide Buying off-plan in Dubai.
For ready properties, budget around 6.5 percent in buying costs; for off-plan mainly the 4 percent registration fee. Both can be done from abroad – with video viewings and a power of attorney.
Running costs as an owner in DIP and the Green Community
With a house, some typical costs come on top of the usual items:
- Service charges: for roads, green spaces, security and community facilities. The approved rates are listed in the Service Charge Index of the Dubai Land Department.
- Electricity and water: via DEWA; noticeably higher for large houses with pool and garden than for apartments, especially in summer.
- Garden, pool and air conditioning: regular care and servicing are a must if the house is to keep its value.
- Housing fee: 5 percent of the annual rental value via the DEWA bill – paid by the tenant if you let.
- Ejari: registration of every tenancy contract, AED 177.75 via Dubai REST.

A visa through your property
With a property in DIP you may also be able to get a residence visa:
- Golden Visa: ten years of residence if your properties in Dubai are worth at least AED 2 million in total – also with a mortgage or, under certain conditions, off-plan.
- Investor visa: a shorter visa for owners who don’t reach the Golden Visa threshold.

Typical mistakes when buying
- Not looking at the surroundings: Businesses and warehouses may be nearby – check on site.
- Underestimating the condition of older houses: Have the air conditioning, roof and pipes inspected.
- Betting only on future projects: Buy a property that lets well today too.
