The Greens consists of low-rise buildings around gardens and pools, The Views of taller towers overlooking the golf course and lakes. Both are established, quiet rental districts.

Location and access

The Greens and The Views lie on the inland side of Sheikh Zayed Road, opposite Internet City and Media City and next to the Emirates Golf Club. The Marina is a few minutes away, Downtown about 20 minutes. The metro stops on Sheikh Zayed Road within walking distance. Directly behind begin The Springs and The Meadows and Emirates Hills; next door is Barsha Heights.

Two communities, one concept

Emaar built the communities in the early to mid-2000s as part of “Emirates Living”, intended for professionals from the neighbouring free zones.

  • The Greens: Low-rise buildings with just a few floors, grouped around landscaped courtyards, pools and playgrounds. It feels more like a garden city than Dubai.
  • The Views: Taller towers around lakes, many overlooking the Emirates Golf Club, which hosts the long-established Dubai Desert Classic tournament every year.

Living in The Greens and The Views

  • Greenery: Gardens, pools and paths between the buildings – very quiet for such a central location.
  • Work: Internet City and Media City within walking distance or a few minutes away.
  • Shopping: A small shopping centre with a supermarket and cafés in The Greens.
  • Families: Schools nearby in Emirates Living and Al Sufouh.

Buying an apartment in The Greens and The Views

On offer are ready apartments from studios to three bedrooms. There are practically no new builds. In The Greens the apartments are often generously laid out; in The Views they score with their views.

What matters

  • View: Pool and garden views in The Greens, golf and lake views in The Views.
  • Condition: Buildings from the 2000s; many apartments have been renovated, others not.
  • Position relative to Sheikh Zayed Road: Buildings in the front row are noisier.
Straight talk: The Greens and The Views aren’t prestige addresses, but they are very popular rental districts. Green, quiet and close to work – a combination many tenants are looking for.

How buying in The Greens and The Views works

In The Greens and The Views you mostly buy ready, second-hand homes. The process is clearly regulated and often takes only a few weeks once you agree:

  1. Check: viewing on site or by video, plus a look at service charges, condition and any existing tenancy.
  2. Sale agreement: buyer and seller sign the standard contract of the regulator RERA (Form F); a 10 percent deposit is usual.
  3. No objection certificate: the developer confirms with an NOC that no service charges are outstanding.
  4. Transfer: payment and transfer of ownership take place at a Registration Trustee of the Dubai Land Department; you receive the title deed.

Running costs as an owner in The Greens and The Views

After buying an apartment, these are the main ongoing costs:

  • Service charges: for maintenance, security, pools and common areas, calculated by the size of your unit. The approved rates for each building are listed in the Service Charge Index of the Dubai Land Department.
  • Electricity and water: via the utility DEWA; many buildings add a separate charge for district cooling.
  • Housing fee: 5 percent of the annual rental value, billed through the DEWA account. It is paid by whoever lives in the home – so by your tenant if you let it.
  • Ejari: every tenancy contract is registered; via the Dubai REST app this costs AED 177.75.
  • Management: if you aren’t on site, a property manager handles letting and upkeep for a fee.

A visa through your property

With a property in The Greens and The Views you may also be able to get a residence visa:

  • Golden Visa: ten years of residence if your properties in Dubai are worth at least AED 2 million in total – also with a mortgage or, under certain conditions, off-plan.
  • Investor visa: a shorter visa for owners who don’t reach the Golden Visa threshold.

Typical mistakes when buying

  • Overlooking renovation needs: For apartments in original condition, budget for the kitchen, bathrooms and air conditioning.
  • Underestimating main road noise: Deliberately check buildings near Sheikh Zayed Road when viewing.
  • Not comparing service charges: They differ between buildings.

Renting out
