Dubai districts: every neighbourhood at a glance – from JBR to JVC

All the main districts of Dubai at a glance: what names like JBR, JLT or JVC mean, where the neighbourhoods are, what defines them and who they suit as a home or an investment.

In short: Dubai stretches a long way along the coast. In the north-east lies old Dubai on the Creek, in the south-west new Dubai with the Marina, JBR and Palm Jumeirah, and in between Downtown with the Burj Khalifa. Inland are the large residential communities with villas and townhouses. As a foreigner, you buy in designated freehold areas. Here you’ll find all the main districts at a glance – and for each one a detailed article of its own covering location, property, costs and letting.

How to find your way around Dubai

Dubai has grown along the coast, from the Creek in the north-east towards Abu Dhabi in the south-west. On the Creek, a natural inlet of the sea, lies old Dubai with Deira and Bur Dubai. New Dubai grew up around Dubai Marina, JBR and Palm Jumeirah from the early 2000s. In between lies Downtown with the Burj Khalifa.

The most important road is Sheikh Zayed Road (E11, “SZR” for short), which runs parallel to the coast and connects almost all the well-known districts; the metro’s Red Line runs alongside it. Further inland run Al Khail Road (E44), Sheikh Mohammed bin Zayed Road (E311) and Emirates Road (E611). Most of the newer residential communities lie between them.

As a foreigner, you buy in the freehold areas designated by Regulation No. 3 of 2006, which have been extended several times since. There you get full, unlimited ownership registered in the land register of the Dubai Land Department. All districts in this overview are freehold areas or have freehold projects – we name the exceptions explicitly.

Straight talk: Many neighbourhoods are “communities” planned as a whole by a single developer: Emaar (Downtown, Dubai Hills, Arabian Ranches), Nakheel (Palm Jumeirah, JVC, Jumeirah Park), Meraas (Bluewaters, City Walk, La Mer), Dubai Properties (JBR, Mudon, Villanova) or Damac (Damac Hills, Damac Lagoons). Who developed an area says a lot about its quality and upkeep.

“Jumeirah” was originally the name of the old coastal district south of the Creek and today appears in many project names. But JLT, JVC, JVT and Jumeirah Park are not on the beach – don’t let the name fool you.

Coast and islands

Dubai Marina

High-rises around an artificial marina about three kilometres long, with the Marina Walk promenade, the twisted Cayan Tower and Dubai Marina Mall. Lively and very popular with tenants and holidaymakers. Typical: apartments in high-rises. More about Dubai Marina →

JBR – Jumeirah Beach Residence

Around 40 towers between the Marina and the beach, fronted by The Walk promenade and The Beach with its restaurants. The beach on your doorstep, a classic location for holiday letting. Typical: apartments, often older than in new projects. More about JBR →

Bluewaters Island

Dubai Harbour and Emaar Beachfront

Palm Jumeirah

Al Sufouh, Dubai Internet City and Media City

Opposite the Palm lie the Dubai Internet City, Dubai Media City and Knowledge Park free zones, home to the offices of many international corporations. Jumeirah Bay Island and Pearl Jumeirah

Mina Rashid and Dubai Maritime City

The World Islands

Around 300 artificial islands that together form a map of the world. Only a few have been built on; the best known is the “Heart of Europe” project. Reachable only by boat – a niche market for very particular buyers. More about The World Islands →

The centre on Sheikh Zayed Road

Downtown Dubai

The city’s flagship, with the Burj Khalifa (828 metres), Dubai Mall, the Dubai Fountain and Dubai Opera; developed by Emaar. Popular with tenants, holidaymakers and owner-occupiers. Typical: apartments, many with views of the Burj Khalifa or the Fountain. More about Downtown Dubai →

Business Bay

Right next to Downtown, along the Dubai Water Canal. Originally planned as an office district, today a mix of offices, hotels and many residential towers – including Al Habtoor City with the La Perle water show. Central and usually cheaper than Downtown. More about Business Bay →

DIFC

The financial centre with its own English-style law and its own courts, whose registry also records wills in Dubai. Its landmark is The Gate, plus galleries and top restaurants. A small number of upscale apartments. More about DIFC →

City Walk

An open-air Meraas promenade with shops, cafés and residential buildings, close to Downtown and the coastal district of Jumeirah. Urban, but quieter than Downtown. More about City Walk →

Barsha Heights and Al Barsha

Barsha Heights (formerly Tecom) is a dense district of offices and apartments on Sheikh Zayed Road. Next door is Al Barsha with Mall of the Emirates and the Ski Dubai indoor slope; many of the older villas there are not open to foreign buyers. More about Barsha Heights and Al Barsha →

On the Creek and in MBR City

Dubai Creek Harbour

A new Emaar district at the end of the Creek, with views of the Downtown skyline and right next to the Ras Al Khor wildlife sanctuary with its flamingos. The planned Dubai Creek Tower has been delayed for years; the Blue Metro Line is due to stop here from 2029. More about Dubai Creek Harbour →

Al Jaddaf and Culture Village

Dubai Festival City

On the other bank of the Creek, developed by Al-Futtaim, with Festival City Mall, hotels and villas. Close to DXB airport, established and quiet. More about Dubai Festival City →

MBR City, Meydan and District One

A large development area between Downtown and the Meydan racecourse, home of the Dubai World Cup. It includes District One with a huge artificial lagoon and waterfront villas. Lots of new builds, villas and apartments. More about MBR City, Meydan and District One →

Sobha Hartland

A green community by developer Sobha in MBR City, with apartments, villas and international schools. Popular with families who want a central location and still plenty of greenery. More about Sobha Hartland →

Nad Al Sheba Gardens

A newer Meraas villa community near Meydan, with parks and family homes, around a quarter of an hour from Downtown. More about Nad Al Sheba Gardens →

Dubai Hills Estate

One of the most sought-after family addresses: an Emaar community around an 18-hole golf course, with Dubai Hills Park, schools, a hospital and Dubai Hills Mall. Behind the Marina: JLT to Jumeirah Golf Estates

JLT – Jumeirah Lake Towers

Opposite the Marina, on the other side of Sheikh Zayed Road: high-rises in clusters A to Z around artificial lakes, in the middle of the DMCC free zone, with the Almas Tower as the tallest building. JVC – Jumeirah Village Circle

A circular inland residential area, about a quarter of an hour from the Marina, with parks and lower-rise residential buildings. Hardly any district has gained so many new apartments in recent years – popular with tenants and investors on a smaller budget, but check developers and buildings carefully. More about JVC →

Arjan

Dubailand and the villa areas in the south

South-east of Al Khail Road begins Dubailand, a huge area containing many of the large residential communities. This is where families in particular look for space, a pool and a garden.

Arabian Ranches 1, 2 and 3

The east

Dubai Silicon Oasis

A technology free zone with its own residential area, affordable apartments and some villas; the Blue Metro Line is due to stop here from 2029. More about Dubai Silicon Oasis →

International City

A large district with residential blocks in country clusters (for example China, England, France) next to Dragon Mart. The city’s lowest price segment; also on the future Blue Line. More about International City →

Where Dubai grows next

Dubai South and Expo City Dubai

Around Al Maktoum Airport (DWC), which Dubai is expanding into the world’s largest airport; the first phase is due to open in 2032. Palm Jebel Ali

Nakheel’s second, much larger palm has been back in development since 2023. The first villas are due to be handed over gradually from late 2026. Luxury segment, almost exclusively off-plan. More about Palm Jebel Ali →

Dubai Islands

The former Deira Islands off the coast of Deira, which Nakheel is developing into an area of beaches, hotels and apartments. An early stage, and correspondingly a lot of off-plan. More about Dubai Islands →

A key driver is the Blue Metro Line: it is due to open in September 2029 and will connect Al Jaddaf, Dubai Creek Harbour, Dubai Silicon Oasis and International City, among others. If you buy in areas like these, you often buy off-plan.

Caution: Future plans are not a guarantee. Deadlines in Dubai shift regularly, as the example of Dubai Creek Tower shows. Don’t buy just because of an announced mega project, but because the property already fits your goal today.

Old Dubai

These neighbourhoods shape the cityscape and are well worth a visit, but are of limited relevance to foreign buyers because there is little freehold land there:

  • Deira and Bur Dubai: the historic districts on the Creek with the Gold Souk, the Spice Souk, the Al Fahidi quarter with its wind-tower houses, and the abra boats. Nearby stands the Dubai Frame in Zabeel Park.
  • Jumeirah and Umm Suqeim: the old coastal district with villas, Kite Beach, Jumeirah Mosque and the Burj Al Arab. Freehold exists here only in individual newer projects such as Port de La Mer or City Walk.
  • Al Quoz: an industrial area with the Alserkal Avenue arts district in converted warehouses.
  • Mirdif and Al Barsha 1: established villa districts, mostly not open to foreign buyers.

Which district suits you?

There’s no single best district. From many conversations with buyers we’ve identified eight investor types. Here’s how they match the neighbourhoods:

  • Tactician: solid long-term letting on a manageable budget – JVC, Arjan, Business Bay, Dubai Production City.
  • Plan B investor: a secure second home that lets well to holidaymakers – Dubai Marina, JBR, Emaar Beachfront.
  • Relocator: a new home for the family – Emirates Hills, JVT, Dubai Hills Estate, Arabian Ranches, The Springs.
  • Portfolio investor: several apartments with a good price-to-rent ratio – Arjan, Downtown, Business Bay, Dubai Marina.
  • Lifestyle investor: the top addresses – Palm Jumeirah, JBR, Downtown, Jumeirah Bay.
  • Entrepreneur: central and close to free zones and offices – Downtown, Dubai Marina, JLT, DIFC.
  • Green investor: sustainable projects such as The Sustainable City or Al Barari.
  • Individualist: off the beaten track, for example around Alserkal Avenue in Al Quoz.
